Essential Duties and Responsibilities:
- Supervise the trash pickup throughout the community.
- Maintain and repair all common elements; building exteriors, gutters, downspouts, sidewalks, parking lots, signs, fencing, lighting common plumbing, irrigation repairs and electrical repairs, etc.; inclusive of coordinating on-going projects.
- Establish maintenance program for all common elements, inclusive of routine and preventative maintenance.
- Schedule and supervise Maintenance Techs and accomplishment of the tasks of the position during vacancy/absence.
- Monitor outside vendors for acceptable completion of contracted services.
- Notify management to follow up on rule violations or problems on the property.
- Maintain the maintenance building, equipment, vehicles, and supplies in a neat, clean, and orderly fashion.
- Maintain positive, cordial, businesslike relationships with vendors, co-workers, residents and board members at all times.
- Respond immediately to association cell phone and walkie talkies during working hours and while on call.
- Complete management work orders for common area maintenance. Perform other services which may be requested by the board through the property Manager.
- Maintain current inventory of tools, materials and supplies, and order replacement with management approval.
- Follow established safety policies and procedures using OSHA standards for physical and chemical safety, including maintaining a current MSDS binder on site.

- Must have and maintain a valid Florida driver’s license to operate a golf cart and association vehicle. LOSS OF DRIVER’S LICENSE MAY RESULT IN TERMINATION.
- Rotating weekends split between maintenance staff required for a couple hours in morning and emergency calls during assigned weekend, overtime paid over 40 hours.
- Must be able to operate power tools, power washer and other maintenance equipment.
- Ability to maintain punctual attendance. Notify supervisor in advance of ALL unscheduled time off.
- Ability to perform the essential job functions, withstand outdoor heat exposure & strenuous physical activity, with full use of limbs & extremities, and unimpaired vision – within ADA guidelines for reasonable accommodations safely and successfully.
- Ability to lift and carry between 60 lbs.
- Ability to comply with OSHA standards (fall protection, ladder operation, lift/carry limits, etc.)
- Ability to operate a golf cart and association vehicle in a safe manner.
- Ability to withstand outdoor heat exposure and strenuous physical activity.
- Ability to use legs, arms, hands, and fingers to handle, feel, grasp, lift, reach, climb, balance, stoop, kneel, crouch, or crawl.
